Do I really need to sign a buyer representation agreement?

In Arizona, buyer representation agreements are legally required to see ANY homes. ALL Realtors require an agreement of some sort, clearly defined by the NAR settlement effective 8/17/24. A buyer representation agreement is a professional standard that sets clear expectations for our working relationship.

It outlines my obligations to you as my client and clarifies what you can expect from me, ensuring commitment and protection for both of us throughout the home buying process. It ensures that I can fully commit my resources and expertise to find the best property for you.

Without this agreement, you would be considered a customer rather than a client and the full breadth of the services I have outlined would not be available to you.

I would like to work with you, but I don't want to sign anything.

I completely understand your hesitance to sign a formal agreement before we begin our partnership. It is important to feel comfortable with the person who will be guiding you through such a significant decision.

I like to keep my options open. Why should I work exclusively with one buyer's agent?

A:

You are much better off with one agent who is 100% dedicated to working for you than having informal, non-committed relationships with a variety of agents. Working exclusively with one buyer's agent ensures that you have a professional on your side who is fully committed to understanding and meeting your needs.

Unlike listing agents, whose primary duty is to the seller, I will have a fiduciary responsibility to you. This means I can provide personalized advice and negotiate the best deal for you without any conflicts of interest.

What is included in a buyer representation agreement?
